<h3>Job Description</h3><p>Job Description<p><p><p>We are looking for a skilled and reliable Maintenance Technician to join our team in the GTA area, with a primary focus on the M5P postal code. The Maintenance Technician will be responsible for performing a wide range of maintenance tasks in condo units, ensuring the units are in optimal condition for new tenants. This is a hands-on role requiring technical expertise, problem-solving skills, and attention to detail.</p><br /><p><strong>Schedule: </strong>This job is full-time, with typical hours Monday - Friday, from 9 am onwards, and requires flexibility for on-call duties, including evenings, weekends, and holidays as needed. Will get a minimum of <strong>30 hours per week</strong>.<br><br> Please note that this position is subject to a thorough background check as a condition of employment. It will be handled as per applicable laws and will be treated confidentially.</p><br /><p><strong>Job Responsibilities</strong><br /><ul><li>Comfortable being responsible for turning a residential unit from beginning to end. We rely on you to coordinate trades and communicate to us for support.</li><li>Perform routine maintenance tasks, and general repairs. Troubleshoot and resolve maintenance issues in a timely and efficient manner</li><li>Assist the Maintenance Manager in obtaining keys from departing tenants and conducting comprehensive apartment inspections.</li><li>Identify issues with the vacant unit, and ensure all is repaired/restored by the deadline</li><li>Assist the team with quotations and timeline for specific services performed by the maintenance team.</li><li>Directly perform necessary <span >maintenance/handyman</span> work such as minor repairs, painting, and installations, touch-ups, and improvements needed for unit turnover.</li><li>Work closely with the Maintenance Manager and other team members to coordinate efforts and achieve maintenance goals.</li><li>Assist in coordinating with subcontractors for specialized tasks (e.g., electrical, HVAC, plumbing). Ensure timely and efficient completion of all maintenance tasks to prepare units for new tenants.</li><li>Conduct regular inspections of building systems (e.g., HVAC, plumbing, electrical) and address potential issues before they become problems.</li><li>Replace filters, check systems, and perform other maintenance tasks to ensure the safety and functionality of the units.</li><li>Maintain accurate and detailed records of all maintenance work performed, including details of repairs, maintenance schedules, work orders, inspections, inspection quotes and inventory.</li><li>Handle requests, concerns, and complaints with excellent customer service and follow-up.</li><li>Ensure the cleanliness and organization of all work areas and storage spaces.</li><li>May occasionally need to assist in providing keys to new tenants and conduct move-in inspections.</li><li>Be available for on-call duties, including evenings, weekends, and holidays as needed (on rotation).</li><li>Support in covering the broad GTHA territory (heaviest concentration of properties between Downtown Toronto and North York).</li><li>Use our mobile application daily to check in, upload pictures, and check out</li></ul><strong>Must-Haves to Be Considered:</strong><br /><ul><li>Minimum 5 years of experience being responsible for rental apartment turnovers, including in comparable roles such as Superintendent</li><li>Demonstrable knowledge of assessing damage or repairs needed in an apartment to be turned over to the next tenant</li><li>Demonstrable handyman skills and toolset</li><li>Demonstrable painting and patching skills</li><li>Knowledge and expertise with hand and power tools.</li><li>Access your own car to transport tools for the job</li><li>Willingness to take, on rotation, sporadic after-hours emergency calls</li><li>Willingness to work on weekends or a weekend day on rotation</li><li>Ability to lift up to 25 kilograms, and work at heights on ladders.</li><li>Familiarity with emergency procedures (fire, flood, water leaks).</li><li>Extremely organized and tech-savvy</li><li>Strong decision-making abilities and capacity to handle stressful situations.</li><li>Excellent interpersonal skills, maintaining confidentiality, tact, and diplomacy.</li><li>Willingness to undergo a criminal background check.</li><li>Mobile phone with internet access and iOS 14+ or Android 7+ versions.</li><li>Be reliable, professional, on time, and detail-oriented.</li></ul><strong>Job Type</strong>: Full-Time - On call<br /><strong>Pay Range</strong>: $26 per hour<br><br><strong>Expected start date</strong>: As soon as possible<br><br> We thank all the candidates who showed interest in the job posting.
